To manage your rental property efficiently, you must have an official lease for each tenant. In addition to the basic terms (like monthly payment and length of agreement), the lease also outlines important information for how you and the tenant will handle situations that may arise during the rental. For instance, the lease explains responsibility for repairs and rules for when the landlord can access the space.
Repair Team

When you manage rental property, you need a reliable and skilled repair team. The repair team must be on call to take care of emergencies that may occur at the property. At minimum, you should decide on a plumber, carpenter and electrician to take care of repair issues. If you manage a large-scale rental property, consider hiring dedicated employees who are certified to handle all types of repairs.

If you don't plan to live near or at the property where you rent to tenants, you need a caretaker at the property to take care of basic needs. For instance, the caretaker maintains the yard, cleans, shovels snow and identifies potential issues at the property. The caretaker handles regular chores besides repair calls and may also collect rent from tenants on your behalf.

Before taking on the responsibilities of tenants, you must know all of the risks involved so that you can manage them properly. For instance, some states have what is called a warrant of habitability law that requires you to meet certain standards when it comes to the structure, interior, exterior, services (like utilities) and fixtures of the property.
