Most home sellers want a quick sale so they can move on with their lives. But often, homes sit on the market for months. Finding a buyer for your home requires you to use certain tips and tricks to attract interest. Home buyers are picky, and they'll pass on properties that don't meet their expectations. While you can't please every buyer, you can make your home a more desirable property.

  1. Real Estate Agent

    • There are clear benefits to selling a home yourself. By forgoing a realtor, you'll save money on commissions and be able to pocket all the proceeds from a sale. On the other hand, real estate agents have the time and resources to find buyers for your property. They'll arrange showings, handle the paperwork and negotiate the deal.

    Promotion

    • Promotion is key to selling a home. Some markets are saturated, and there's often more than one property for sale on a given block. Since buyers have options, getting your home noticed quickly involves an effective marketing strategy. It isn't enough to place a "for sale" sign in your yard. Place ads in real estate magazines or the newspaper classifieds, and submit your listing (along with a photo) to online home search websites, to reach more buyers.

    Sale Price

    • The price of your property can make or break a real estate deal. Expect buyers to do their research, especially if they're working with an agent. They'll visit similar properties in the area and make price comparisons. Pricing your home higher than the competition is okay, if you've made improvements or upgrades that justify the increase. If not, be prepared to reduce your price. Discuss a pricing strategy with an agent prior to listing the house on the market. The right price can lead to a faster sale.

    Staging

    • The art of home staging involves re-positioning furniture and adding decor to create a welcoming, warm environment. You'll essentially turn your property into a showplace where buyers can picture themselves and their furniture. Choosing neutral colors for the walls, removing personal items such as photos, removing clutter, adding home accents and creating more space inside the home can make your property more appealing, and result in a quick sale.
