What Do Exceptional Realtors Do?

Exceptional real estate agents do much more than just listing the house.

When selling a home, it is generally more profitable to use the services of a real estate agent than to try to sell the home on your own. Real Estate Agent.com reports that, as of 2005, houses sold through a real estate agent were selling for 27 percent more on average than houses that were not. However, not all real estate agents are equally experienced or successful. Exceptional agents share certain traits in common.

  1. Finding a Good Agent

    • The key to finding an exceptional real estate agent is to have clear expectations before the process begins. Exceptional real estate agents should easily be able to meet these expectations, and if they fail to do so you should stop listing your home with that agent rather than waiting for your home to sell by chance. If you make a list of the qualities you want your agent to have and the services you expect them to perform, it should not be difficult to tell if they are meeting your expectations or not.

    Specialization

    • One of the top qualities of an exceptional real estate agent is specialization in the area or neighborhood where your house is located, and a proven record of local success. If your agent has a great sales record in a different area, he may not understand what is unique about the market in your own neighborhood. Your agent needs to know what houses have sold for in your area in the recent past, what type of buyer is likely to be interested, and how much you can realistically ask for your house. Your agent needs to be a top sales performer with a record of local and recent success in selling homes.

    Conscientiousness

    • Exceptional real estate agents are conscientious. Their listings include as much detail about the house as possible, presented in the most attractive manner. They post as many photos with the listing as they are allowed to post, and they select photos that present the house in the most appealing way. They pay attention to seemingly minor details, explain the process thoroughly to the client, and assist with any complications. They make a point of always returning phone calls promptly.

    Drive

    • Exceptional real estate agents are driven, highly focused professional salespeople who know how to overcome rejections and methodically follow up with every lead. Even if the agent feels that a particular buyer was only mildly interested, she will still pursue the sale and make the attempt. Successful agents make it their personal mission to sell the house as soon as possible and for the highest price. They are active about seeking the sale, and never expect the real estate listing to do all the work for them.
