Your creative energies and hard work can save you a bundle. But, be prepared for all the work associated with this happy ending.

Consider curb appeal. Address routine maintenance issues, such as blown light bulbs, debris-filled gutters, pressure-cleaning the outside of the home or weed removal. Make all needed repairs before you begin marketing your home for sale. First impressions count in selling your manufactured home. Inside, a fresh coat of paint and replacing outdated fixtures can update the home's look with a small investment. For an open, spacious look, remove household clutter and excessive furniture. Donate unneeded items, or use temporary rental storage space, if necessary.
Price and Terms

Before you start marketing, consider the price and terms. These determine how quickly your manufactured home will move. Know your mortgage payoff figure for the home and the land, if the land is mortgaged. If you own it free and clear, decide whether you would do owner financing. How much would you want down? At what interest rate? This can generate a quick sale to buyers who cannot find traditional financing. High risk buyers often pay a premium on price and/or interest rate. Decide if you would sell the house apart from the land and, if so, at what price.

Take or have photos taken of your home -- inside and outside the home as well as around your neighborhood. Create and print fliers for prospects and for distribution on local bulletin boards. Put a sign in the front yard. Start your online marketing campaign by placing ads on several sites -- free and/or paid listings -- to get your manufactured home in front of the right prospects. This is not a one-time effort. Continue placing ads on several sites every week until your property sells.

Create online advertisements with photos of your manufactured home. Place your ad in several free online advertising sites, such as ebayclassifieds.com, craigslist.com and others. The MH Village website offers advertising of manufactured homes for sale by owner. In July of 2011, MH Village charged a one-time fee of $49.95 for publishing a listing with a detailed home description, floor plans, and photos.
Cinch the Deal

Have an attorney on standby for assistance in contracting and closing the sale. Manufactured homes, in some states, must transfer the land separate from the home even if the owner is buying both home and land. The home transfer may go through the department of motor vehicles (similar to transferring title to a vehicle or camper), while the land transfer documents are filed through the clerk of the court like any real estate transaction.
