It's sometimes difficult to tell if a tenant-in-common has abandoned a property.

The term tenant-in-common means that two or more individuals own a piece of property. Although the percentages can vary, each tenant is obligated to pay his share of expenses for the property. Sometimes, a tenant-in-common will abandon a property for financial or personal reasons. When this happens, it isn't always obvious to the property's other tenants or landlord. Fortunately, there are ways to determine if abandonment has occurred.

      Contact the other tenant or tenants that are also holding the title. This is often the most straightforward way to quickly find out about the situation. In most cases, doing this will yield a quick explanation that will determine the next course of action.

      Call the electrical and/or water company that the tenant-in-common used. Inquire about the last payment made and ask if the utilities are still on. If the utilities have been turned off, then abandonment is likely to have occurred.

      Contact any neighbors that surround the property. Ask if any tenants were seen moving or if they have any other information on the matter. Any behaviors that point to moving are almost a guarantee that the property has been abandoned.

      Visit the property if you are still unsure. During this time you can check for accumulated mail and see if there are any furnishings still inside the property. In addition, you can investigate the kitchen and check for food. Accumulated mail and bare or no furnishings are typically signs of abandonment. Also, no food or spoiled food is another sign.
