How to Hire a Subcontractor thumbnail
Your subcontractor should work with you like a partner.

If you are building a new home or adding a new room to your existing home, you are going to need to hire a building subcontractor. A subcontractor is basically in charge of overseeing the building project and making sure that everything goes according to plan, including an agreed upon time frame and budget. Lots of things should be considered before you hire a subcontractor. Does this Spark an idea?

Instructions

    • 1

Ask for proof of a license and appropriate insurance coverage, including workmen's comp and liability insurance, before you consider a subcontractor. Reputable contractors should have a list of references, as well, which you should contact.

    • 2

Meet with the subcontractor and talk about your project in as much detail as possible. The more details you provide, the more accurate the bids can be.

    • 3

Get bids from several subcontractors. The bids should include the cost estimate, the materials being used and the time frame for project completion. Time frames for different phases of the project can make sense for large renovations or when building a new home.

    • 4

Look into the materials being used by each subcontractor. Just because one has a lower bid, it doesn't mean he's the best choice. Materials need to be quality-made and come from reputable manufacturers and dealers.

    • 5

Make sure you're comfortable with the subcontractor before you hire one. You're going to be working together for the next several weeks or even months, and a good relationship will make your project much easier and less stressful to complete. Have an attorney go over your contract before signing.
