Landlords are obligated to fix problems with your living quarters if the problems were not caused by you, other residents or guests. The predicament, at times, is proving the malfunction --- in whatever form --- is not your fault. While you cannot legally withhold rent because of a lack of repairs you can write a repair letter to the landlord and keep it as evidence in the event you need to go to court.       Enter the date the letter was drafted at the top of the page. Write out your full name and current address and the name and address of your landlord underneath the date. Leave space at the top to include the certification number, if possible.

      Include a reference line that begins "Repair Request for..." followed by the address of the premises that needs fixing.

      Address the landlord as "Mr." or "Miss/Mrs." and briefly --- and clearly --- state the need for immediate repairs at the premises and that the damage was due to natural causes and/or circumstances that were not in your control.

      Mention all items and properties individually in the home that require repair.

      Ask the landlord to call you to inform you of when a repair service will take care of the problem. Thank the landlord and conclude the letter with your name and phone number.

      Copy and sign the letter and mail it as a certified document. Keep a copy or the letter and the receipt for the certified mailing for your own records. Consult the Louisiana state branch of the U.S. Department of Housing and Urban Development if problems persist to inquire about alternative reconciliation measures.
