How to Collect Delinquent Tenant Payment
Being a landlord can be an easy way to make money on the property you own. Most landlords enjoy a good relationship with their tenants who pay their rent on time. However, dealing with a tenant with delinquent payments can be frustrating and difficult. However, non-payment of rent gives you grounds to evict your tenant. Although the eviction process is not a pleasant one, it is your last recourse if you do not get your rent payment.

Talk to your tenant about the late rent. Explain to him that the lease agreement states he must pay rent on time each month. Give him a few days to get you the missing money but be firm about deadlines.

Send a letter to the tenant by certified mail clearly stating how much he owes you, and how late the rent is. Include how long he has to pay back the delinquent money before you begin the eviction process. Each state has a different deadline so research this before writing the letter. Sign and date the letter. Keep a copy of the letter for yourself.

Wait for the tenant to respond. If he doesn't pay you the rent in the time you stated, begin the eviction process. File for a court hiring if the deadline passes without payment.
