Knowing the value of a property you plan to buy or sell is a key part of the decision process. Whether your are selling or buying you will need to know the value of the property and the value of similar properties which are for sale or have sold in the surrounding area. Knowing the local market can ensure that you get the most for your dollar or the most out of your property while remaining realistic. There are several ways to obtain real or estimated property values immediately.

Visit an online home value finder like Yahoo Real Estate (Resource 1, 2). Type in the full address, city and state for the property in question and click enter. A map displaying nearby recent sales and a list of these properties is provided. Click on the property in question for a large image, estimated mortgage payment, square footage, lot size, written description and the MLS listing number. Click on any of the other listed properties for similar information. The list of nearby properties allows you to estimate the value of the property in question based on similar properties in the same area. This service is free.

Visit an online appraisal service like Electronic Appraiser (Resource 3). Type in the street address and zip code of the property in question. Click the "Go" button. Select the "Complete Property Evaluation" option on the next page. The system will provide a report which includes: the estimated market value of the property, 15 recent nearby sales for comparison, area map, property info, tax assessment for the property, lot size and structural square footage, sales history, legal description and property value trends. There is a $29.99 fee for this service as of April, 2011.

Visit an online property evaluator like Free Home Evaluations (Resource 4). These programs will factor in the data you provide and calculate and estimated value based on location and property details. Complete the online form with information like number of bedrooms and property location then click the "Get My House Value" button. Fill in your personal and contact information on the next page then click the "Finish and Submit Form" button at the bottom of the page. A real estate agent will contact you with an estimated property value and information on nearby properties which have sold recently or are up for sale.

Perform an online property records search (Resource 5). Type in the address of the property in question and click the "Search Now" button. Information including the title ownership, property details, owner contact, residents list, mortgage records, purchase price and estimated current value and neighborhood info are provided. A membership to the service is required at a cost of $19.95 per year with unlimited searches included as of April, 2011.

Contact the real estate agency that holds the listing for the property in question. If there is no sign or contact info posted on the property, contact any nearby real estate agency. Properties which are up for sale with a real estate agency are listed on the MLS (Multiple Listing Service) and are accessible to any licensed agent throughout the United States. They should be able to assist you in finding the price of the property (Reference 2).
