How to Power Wash & Seal Slate Floors
Clean and properly cared for slate floors are decorative and durable. Slate, a type of decorative masonry, is a porous, yet enduring option for flooring in and out of the home. A patio created from slate gives a decorative look without the care required for ceramic or linoleum tiles. While sturdy by nature, the flooring will need to be washed and sealed from time to time as wear and tear occurs. Follow the correct steps to keep the slate in like-new condition. Things You'll Need
- Broom
- Tarp or plastic cloth
- Power washer
- Dish washing liquid
- Hot water
- Cloth rags
- Absorbent towels
- Acrylic based sealer
- Long-haired paint roller with extender handle
- Small paintbrush

Power Washing Slate

Sweep the slate area to remove excessive dirt or debris. This debris can possibly be thrown during the power washing process causing damage to other items in the area.

Cover areas surrounding the slate with tarps or plastic sheeting. This will protect it from water damage or flying debris.

Identify any grease, oil or other stains and pre-treat. Mix a small amount of dish soap and hot water and apply to these spots using a cloth rag. Rub the mixture into the stain.

Fill the power washer with plain water and set to a medium psi level. A psi of around 2,000 should be sufficient for cleaning slate.

Start in one corner of the floor and spray in a circular motion. Move at a steady pace working back and forth in a line across the floor. Move the sprayer in small circular motions as it sprays.

Allow the area to dry completely. Soak up any standing or beading water with towels.
Sealing Slate

Begin with a clean, dry floor. Sweep away any debris.

Apply acrylic based sealant to the edges of the slate using a small paint brush. Outline the area with the sealer, ensuring the product is placed all the way to the edge without affecting the walls or surrounding floors.

Roll the sealant onto the remaining area of floor using a long-haired paint roller. The long-haired roller will allow the sealant to roll evenly along uneven surfaces. Use an extended handle to allow for standing during the process. Roll in a steady, back and forth motion covering the area smoothly.

Allow the sealant to dry according to the manufacturer's directions. Apply a second coat in the same manner as the first.

Tips & Warnings
If the slate has been previously waxed, use a stripper to remove the product prior to stripping or power washing.
If stains are not removed during the power washing process, do not increase the psi setting. This may cause damage to the slate. Identify the stains and use the appropriate process to remove them.
