How to Tile Around Window Flashing
Window flashing is the waterproofing material placed around the edges of any type of window during the installation process. The waterproof material prevents water seepage in the areas where the edges of a window meet the surrounding walls. If you want to tile a wall around a window on which flashing has been installed, you can do so by treating the window flashing like any other obstacle, and lining the tiles up against the window frame. - Sandpaper
- Rags
- Masking tape
- Tape measure
- Chalk
- Tile adhesive
- Tile spacers
- Tiles
- Trowel
- Grout

Use sandpaper to roughen the surface of the wall around the window flashing. Sand until the wall is rough enough to snag a rag when it is wiped across the surface. Then, wet the rag and wipe the wall down to remove dust.

Cover the entire window frame with masking tape. Make sure that the tape overlaps at the edges and no areas of the frame are left exposed.

Measure across the top of the window frame. Mark the midpoint of the top of the frame.

Spread adhesive at the top edge of the window frame between the midpoint and one edge of the window frame. Stick a tile spacer against the edge of the window flashing and then set the first tile on top of the spacer so that it lines up with the top midpoint.

Place the second tile against the first with a tile spacer between them and a tile spacer next to the widow frame. Then, lay another tile spacer and the third tile. Continue out to the edge of the window flashing and then go to the other side of the top of the window frame and repeat the process, working outward from the center.

Cut the tiles at the edges down to size with a tile cutter so that the edges of the tiles line up with the edges of the window flashing, or, if you prefer, let the tiles hang over the edges of the window flashing on each side. If you choose to let the tiles hang over, cut down the next two tiles so that, when placed against the sides of the window flashing, they line up with the edges of those tiles. For instance, if you have 2 inches of tile overhanging the top of the window flashing, cut two tiles down so that they are just under 2 inches across. Then, lay these tiles against each side of the window flashing, with a tile spacer between the tile and the flashing, just beneath the row along the top edge of the flashing. The edges of these side tiles should now line up with the edges of the first row of tiles.

Cut down enough tiles to line the flashing all the way down the sides. Install the tiles with adhesive.

Install tiles against the bottom of the window flashing just as you did against the top of the flashing. Once the tiles directly around the window flashing have been placed, tile outward away from the window, laying tiles as normal with spacers between them.
