How to Refinish Metal Roofs

Though metal roof panels are designed to hold up under common weather threats, such as wind and rain, after a few years, metal roofs may develop issues. When items such as tree branches, hail and other heavy objects, hit the roof the impact can cause cracks in the metal surface, which may lead to rust and discoloration.   • Ladder
  • Broom or mop
  • Paint scraper
  • Wire brush or coarse sandpaper
  • Power washer
  • Cleaning brush
  • Metal roof coating

      Remove any surface debris from the metal roof. Use a broom or a dry mop to push the debris off the roof.

      Go over any areas of rust on the metal roof with a paint scraper to remove the large, jagged pieces. If surface rust remains, go over the areas of rust with a wire brush or coarse sandpaper, but be careful not to scratch the surrounding areas of the roof, which causes scratches that can lead to more rust in the future.

      Stand at the top section of your metal roof and spray the roof with a power washer set on its medium setting. Aim the spray downward toward the edges of the roof, so that dirt washes directly into the gutters or onto the ground. If heavy spots of dirt don't come free, turn the power washer to high power on those spots only.

      Use a cleaning brush on any area where the pressure washer didn't remove the dirt. Gently brush across the surface until the dirt comes free. A cleaning brush can also help remove mildew and algae that sticks to the metal surface.

      Apply an all-weather roof coating to the metal roof. Brush the coating on with a standard paintbrush, beginning at the top and working your way down one side, and then moving to the other side, beginning at the top again and working your way down. Allow the coating to dry completely. Then, reapply two or three more coats for the best coverage.
