How to Search for Property History
Buying a home is a big investment. Before making such a large purchase, it is a good idea to research the history of the property. This can eliminate surprises like old liens, encumbrances and right of ways that impact the property. Title companies and other paid entities can perform the searches; however, a little detective work will produce a lot of information for free.

Input the address of the property into the relevant county's property tax website. This will give you the parcel identification number of the property, the owners name, the property tax amount, square footage and any tax arrears on the property.

Visit the property recording office in the county. This office is usually located at the county courthouse or city hall. The property deed is usually filed under the parcel number. Discover how many times the property has been sold, who owned it and the selling price. It will also list any encumbrances on the property.

Search court records. The local courthouse often has computers with databases of court cases. Search by the owners' names. Divorce records often have information about original purchase price and mortgage information. Also search for foreclosure actions taken against the homeowners.

Locate the property on real estate information websites. Compare the listing information with information from the tax database. Discrepancies in square footage could mean additions were not properly permitted.
