It is not easy to find insurance for older manufactured homes in California.

Most states have an "Insurer of last resort" for property owners unable to obtain insurance through the regular insurance carriers. Insurers treat manufactured or mobile homes differently from homes that are built on site. While it is possible to obtain insurance for newer mobile homes, it is often difficult to find anyone to insure an older manufactured or mobile home, especially if they are more than 20 years old. The California FAIR plan was created as the insurer of last resort for homes in areas of high fire potential and in specific designated areas or situations. Does this Spark an idea?

      Search the Internet or your local yellow pages for insurance agencies who specifically advertise mobile or manufactured home insurance.

      Choose three insurance providers and contact them. Tell them you want to insure your manufactured home. They may require the tag numbers of your home, if it is a mobile home that was transported to your lot on wheels, but not if it is a manufactured home that came in kit form and was assembled on your lot. If none of them are able to find a company who will provide coverage, ask if you qualify for the California FAIR plan. Obtain any rejection letters in writing.

      Contact the California Department of Insurance as a last resort if all other efforts have resulted in failure. They will guide and assist you to obtain insurance coverage and will request three written rejections as proof that you have been unable to obtain insurance anywhere else.

  • The California FAIR Plan covers the structural damage and possessions for fire insurance only. It does not cover burglary or liability insurance. You may be able to obtain supplemental coverage elsewhere.
