How to Get Real Estate License in NYC
Working as a real estate salesperson in New York City can be a lucrative career. As of November 2010, more than 13,000 properties are listed for sale in New York City, with a median price of over $1 million. Other properties are listed for rent or lease, and real estate professionals are needed to help sellers and buyers negotiate the contracts associated with those properties. Anyone who wishes to become a real estate agent or salesperson in New York must meet specific requirements to be licensed and associated with a specific real estate brokerage or company.

First off, you must meet the age requirements. New York law requires all real estate salespeople to be at least 18 years old.

Complete an approved real estate education course. The 75-hour course is offered at various locations within New York City. When you complete the course, the school coordinator or their authorized designee must complete the Certification of Satisfactory Completion section of the application for a real estate license.

Pass the New York state real estate salesperson exam. Visit the New York Department of State Website, click on "For Individuals" and then on "Apply for a License." Click on "Real Estate Professionals" and follow the prompts to establish an account and register for the exam at the New York City exam site on William Street.

Secure sponsorship. All applicants for New York real estate licenses must be sponsored by a licensed real estate broker. Each real estate broker has a New York identification number, and you will be prompted to enter this number when you complete your online application for a license.

Complete your license application online. Once you successfully pass your examination, you will be able to complete the application online using the same account you created for your state exam.

Complete your continuing education to maintain your license. New York law requires real estate salespeople to complete 22.5 hours of continuing education every two years to maintain their licenses.

Tips & Warnings
New York does not allow real estate salespeople to work independently. You must work with an approved New York real estate broker. If you wish to change the broker you work for, the original broker must provide notice of termination to the state of New York before you can be licensed with the new broker.
Some states have reciprocity agreements with New York, meaning that if you are licensed in another state, you do not have to complete the New York education and exam to be licensed in New York. Anyone holding a current real estate license in Colorado, Connecticut, Georgia, Massachusetts, Mississippi, Oklahoma, Pennsylvania or West Virginia qualifies for a New York license if they meet certain requirements.
As of 2010, the fee for the real estate exam is $15, and the license application fee is $50.
If you are more than four months behind on child support payments, your application may be rejected.
