Selling land is a difficult procedure regardless of whether it is performed in the city, suburbs or the country. Generally, the rural properties available for sale are much greater in size than those in the cities. The price of land also gradually decreases as you shift from urban to rural places. However, the selling techniques applied in the rural lands aren't much different from those in the cities and towns.

Contact a licensed or certified appraiser for property valuation. This appraisal determines the current market value of the land that you're selling. The lending institution will use this value for determining how much to lend to the buyer. The value of the land is subjected to a number of factors, including the price of properties recently sold in your area, current availability of similar properties, and direction of market trends.

Hire a surveyor if the boundaries of your property are not clear. It is not uncommon for the original survey pins to be lost or overgrown in older properties.

Contact multiple local real estate agents. Your realtor is required by the law to create details and ads for promoting your property. Once you hire a realtor, he will show your property on his website, window displays and all other offline and online media available for drawing attention to your property.

Gather documents for the realtor. These documents will also be required by the buyer's lending institution. The land documents you need include deed, utility bills, county tax card, well and septic information and appraiser's report.

Wait for a prospective buyer to make an offer. All offers will be made to the realtor, who will consequently inform you. You are free to accept or reject the offer. You can also try to negotiate with the buyer to find a middle ground that both you and the buyer are content with.

Sign the real estate purchase agreement. This agreement is to be cosigned by buyer and seller. Upon signing the contract, the buyer will make the deposit on the agreed terms.
