A single-wide manufactured home only has one title.

A manufactured home, or mobile home, is built in a factory setting and moved to a home site. A title is issued to provide the information about the manufactured home, much like a car title. If the manufactured home has more than one side, there is a title for each section. For instance, a single-wide manufactured home has one title and a double-wide manufactured home has two. A manufactured home's title is similar to a car title. The information contained identifies the home; and like a car title, the back is reserved for the seller's and buyer's information when the manufactured home is sold.

      Locate the title for the manufactured, or mobile home. Since several states, such as Florida, consider a manufactured home with a title a motor vehicle, the title is registered with the state. Therefore, contact your Department of Motor Vehicles if the title you need a duplicate title or it is lost. File an affidavit to recover the lost title.

      Contact the current owner or lienholder on the title. If the manufactured home is financed, the title is held by the lien holder. However, after the lien is satisfied, the buyer becomes the owner and receives the title. Request a copy of the title for review.

      Review the front of the title. This states the make, model, serial number and owner's information. If there are two titles, the serial number will indicate a number 1 or side one and a number 2 for the other section. Also, the lienholder's information is located in the bottom right corner of the title.

      Turn the title over and review the back side. Like a car title, it has a line for the seller's printed name and signature along with the date of sale. Also, the buyer's name and address section is located on the back of the title.

Tips & Warnings

  • If you are selling or buying a manufactured home, make sure the back of the title is filled out correctly. Otherwise, the state will not accept it.
