Whether you want to sell a house trailer or buy one, it's important to know its value. When you're selling you want to make as much money as you can from the sale of the home. When you're buying, you don't want to overpay. Either way, the methods for determining the value are the same.

If you're using a real estate agent to buy or sell the house trailer, ask him to find comparable properties. He'll find similar homes that have recently sold and come up with a value based on those actual sales prices. The homes likely won't be exactly the same, so the agent will adjust for different factors such as age, condition and number of bedrooms and bathrooms. The number your agent comes up with will be a good indicator of the trailer house's value.

If you're willing to pay, you could hire an appraiser to value the property. She will visit the trailer house, test the systems and examine the structure and finishes, then provide a report stating the value.

For a smaller fee, you can get an estimate of value from National Automobile Dealer's Association (NADA) guides. Visit the website, click on the 'Manufactured Homes' tab, then click the 'Get a Value' button. You can complete the form online or print it and fax or mail it.

The surest way to find value is to put the trailer house up for sale (if you're selling) or make an offer (if you're buying). The true price is an agreement between what a willing seller will sell for and a willing buyer will buy for.

If you're trying to buy and no one will accept your offers, you're offering too little.
House trailers depreciate like cars instead of appreciating like real estate, so the older the home is, the cheaper its value will be.
