How to Obtain a Commercial Real Estate License in Pennsylvania
Though some states require agents who work with commercial spaces to pass a specialty exam in order to be licensed to sell land or buildings for commercial use, Pennsylvania does not. You must simply take the required courses and pass a general real estate exam prior being certified as a real estate agent by the Pennsylvania Real Estate Commission.

Complete the Broker Examination Eligibility Application. Provide the Pennsylvania Real Estate Commission with a background check performed within the last 90 days and documentation proving that you are 21 years old or older and have graduated from high school.

Earn a bachelor's or doctorate degree majoring in real estate or complete a series of courses, as outlined by the Pennsylvania Real Estate Commission. These requirements ensure you are qualified to represent sellers and buyers in real estate transactions.

Enroll for finish 240 hours, the equivalent of 16 credits of mandatory courses, including two credits each of real estate office management and law. You will also have to complete your choice of three additional classes. You may choose from the following courses to fulfill your three additional class requirements: valuation of income-producing, valuation of residential properties, property management; real estate construction, sales, investment, finance and appraisal. These classes must be Pennsylvania Real Estate Commission--approved education providers.

Pass the Pennsylvania Real Estate Commission's Real Estate Salesperson exam. The tests are given by PSI Examination Services and are offered Monday through Saturday. Visit the PSI Examination Services website for exam and scheduling information (see References).

Pay the Pennsylvania Real Estate Commission a licensing fee. These non-refundable fees can range from $67 to $99 (as of 2010). Licenses expire on the last day of May on even numbered years, so you will have to renew your license every other year to remain eligible to work as a residential or commercial real estate agent.
