While you may be tempted to include the cost of every home improvement project you’ve paid for since purchasing the property, such an approach will not get your home sold cheaply. Request an appraisal of what the house is worth today. While padding the sale price of your house may seem appealing, this approach can cause your house to remain on the market for months longer than it would if the properly had been valued at a reasonable selling price to begin with.

Research the selling price of neighboring houses. Set your price below the asking prices of nearby houses. This approach will allow your house to stand out among home buyers in search of a bargain.

Determine how far to drop the selling price of your house. If property values have dropped 20 percent in your neighborhood over the last five years, drop your asking price by at least 25 to 30 percent from the value held during peak years.

Advertise the property in local newspaper classifieds and on real-estate websites such as Cyberhomes.com, Eppraisal.com and Realtor.com. Hire a real estate agent if you're willing to pay the commission and fees.

Prep the house for potential home buyers. Clean windows so rooms appear brighter, switch light bulbs for softer light to create a more calming effect, remove photographs and other personal effects from walls and remove pets during open house visits. Consider including key fittings and fixtures in the sale of the property, which may entice home buyers in search of additional deals and bargains.
