How to Improve a House Appraisal
Selling your home is not an easy process. There are many things you need to do to prepare, and you'll likely need help from professionals, including a real estate agent and a licensed home appraiser. The appraiser will come to your home and inspect it to determine the value. This will help you determine a price to sell your home for, and you'll be able to provide potential buyers with this information, making your home more attractive on the market. Before the appraiser comes, there are things you can do to improve the outcome of the appraisal.

Let the appraiser know about any improvements or upgrades you have made to the home. Most upgrades will increase the value. Some examples include remodeling a bathroom; replacing kitchen cabinets; adding a room, deck or porch; installing a swimming pool; and major additions to your landscaping.

Repaint small areas, walls or rooms that have faded, chipped or outdated paint. This will help improve the look of your home and give the appraiser a good first impression, an important part of the process.

Complete minor repairs. This might include things such as fixing a leaking pipe, cleaning mold or mildew, replacing old blinds or repairing broken cupboards.

Replace outdated fixtures, such as faucets, shower heads, ceiling fans and mounted lights. You shouldn't spend too much money in this area, but replacing a few outdated pieces can make a major difference in the appearance of your home.
