Real estate brokers in Pennsylvania must be licensed under the Pennsylvania Real Estate Commission.

Real estate brokers market homes and sell properties, search for properties to sell, help clients find properties to fit their needs and, in some cases, help clients secure financing. Real estate brokers are required to be licensed in all 50 states and Washington, D.C. In Pennsylvania, real estate brokers must be at least 18 years old and meet other requirements to be licensed under the Pennsylvania Real Estate Commission.

  1. Licensure

      Complete four credits (60 hours) of approved real estate education. Approved education providers are listed with the Pennsylvania Real Estate Commission. Applicants with a bachelor's degree in real estate or a juris doctorate degree may have the education requirement waived. Applicants who hold a real estate license in another state may receive credit for each year of experience. All courses must have been completed within ten years of taking the real estate licensing exams.

      Take and pass the Pennsylvania real estate exams, administered by PSI, and pay the $56 dollar exam fee, as well as the $40 broker fee. Register for the exams at psiexams.com and take them online or at a designated testing center.

      Obtain a criminal record check from the Pennsylvania State Police at epatch.state.pa.us. Submit a criminal record check to the Pennsylvania Real Estate Commission, and disclose any felony, misdemeanor or drug violation convictions, within 90 days.

      Pay the real estate broker license fee. License fees paid between June 1 of an odd-numbered year and May 31 of an even-numbered year are $117. The fee, if paid between June 1 of an even-numbered year and May 31 of an odd-numbered year, is $159. These fees were in effect as of 2010. Submit the fee with your license application.

    Renewal

      Complete 14 hours of approved continuing education during each two year license period. Approved continuing education providers are listed with the Pennsylvania Real Estate Commission.

      Renew the real estate broker license between March 1 and April 30 of each even-numbered year. Renewals are due by May 1.

      Pay the $84 broker license renewal fee, plus a $5 late fee for each month past May 1.
