Designing flyers to showcase real estate properties and capture the attention of potential buyers can be done using Microsoft Word or any other word processing program. Flyers are a great choice for any agent who wants to create buzz about a property because they can be easily duplicated and distributed throughout the community.

      Launch Microsoft Word and create a new document. Go to the "File" drop-down menu and select "New."

      Adjust the page margins and orientation. This step is necessary to avoid printing issues. Go to the "File" drop-down menu and select "Page Set-Up." Next, click the margin tab and add a one-inch margin around the entire document. Make sure you have the portrait page orientation option selected, and press "OK." Adjusting the margins will ensure proper printing regardless of what type of printer you use.

      Add content to the flyer. Provide basic information about the property's square footage, number of bedrooms and recent upgrades. According to Michael Hart, a mortgage consultant, former real estate agent, and contributor to Netreal.net, the flier should utilize "descriptive words and phrases [like] comfortable, stylish, luxurious, and hidden treasure," to describe the property and connect with potential buyers. You also can include information about the community such as local school districts, the city or town's demographic information and convenient shopping destinations. Hart recommends including the distance to major highways and local interstate access, plus public transportation within walking distance and local childcare facilities.

      Rather than typing directly on the document, use a text box to display the text. A text box gives the users greater control as to where the text can be placed on the page. To create a text box, go to the "Insert" drop-down menu and select "Text Box." Be sure to use separate text boxes for the heading, the property address and the open house date and time information. That way it will be easier to revise in the future.

      Add photos. Since the flier is supposed to create interest in the property, be sure to include photos of the main rooms and the property's best features. Be sure to include pictures of the property's exterior, kitchen, bath and master bedroom. To add a photo, go to the "Insert" drop-down menu, select "Picture" and then select the "Picture From File" option. Find your photo using the file directory, click on it and press "OK."

      Add Realtor information and your business logo. Be sure your logo has a .jpg file extension, otherwise Microsoft Word will not recognize the image file.

      Print the flier. Go to the "File" drop-down menu and select "Print." For best results, select the "Scale to Fit" option and press "OK."
