How to Become a Home Inspector in Tennessee
Home inspectors examine the exterior and interior structure of homes. They inspect such things as the roofing, plumbing, heating and air systems, basements and electrical units for any possible building code violations. The findings are then compiled into a written report. Home inspectors working in Tennessee must be licensed by the Tennessee Department of Commerce and Insurance (TDCI) through its Division of Regulatory Boards. The path to obtaining a license in Tennessee involves meeting minimum education requirements and passing a state exam.

Complete a state-approved training program. The State of Tennessee requires that you complete 90 hours of pre-licensing course study. Refer to the list of training programs and providers located on the TDCI website. Contact a provider for enrollment information. Courses are available for home study, on-line study, and classroom instruction.

Pass the National Home Inspectors Examination (NHE). Schedule and register for the exam with Psychological Services, Inc. (PSI). Call PSI at 1-800-733-9267 or visit the PSI website. Review the Candidate Information Bulletin located on the PSI website. The bulletin provides information on scheduling and registration procedures. The bulletin also includes test preparation tips and sample test questions.

Get insurance coverage. Obtain general liability insurance and errors and omissions (E&O) insurance. Get a minimum of $50,000 in general liability insurance coverage. TDCI does not require minimum coverage for E&O insurance. TDCI recommends you consult with your insurance company when determining the amount of coverage you need. According to the North American Professional Liability Insurance Agency (NAPLIA), E&O insurance coverage ranges from $100,000 to $1,000,000.

Submit your application. Download a copy of the state home inspector application from the TDCI website, fill it out, and send it in. You will need to include your passing test score, a copy of your high school diploma or GED, a copy of the certificate showing you completed the pre-licensing course, and proof of general liability and E&O insurance. Mail the completed application to TDCI along with the requested application fee ($300 as of early 2010), to:
