Real estate brokers oversee their own real estate businesses. While performing many of the same duties as an agent, brokers receive additional training and licensing allowing them to manage other agents, according to the Bureau of Labor Statistics. (See reference 1) Real estate agents must work under and for a real estate broker. The process of becoming a real estate broker follows similar steps in each state. In Georgia, real estate brokers must receive specialized training.

      Be at least 21 and have a high school diploma or equivalent. According to the Georgia Real Estate Commission, applicants in Georgia can begin the broker license process at 20 but cannot receive a license until 21. (See reference 2)

      Possess a current real estate salesperson or community association manager license issued in Georgia or another state.

      Take and complete education courses. For current salespersons, Georgia law requires Georgia real estate broker applicants to complete 60 hours of pre-license broker courses at a commission-approved school. The commission keeps an updated list of approved schools and courses on its website. (See reference 3) Community association managers must complete an additional 75 hours of courses in addition to the 60 hours of pre-license work.

      Pass the Georgia broker exam. Administered by Applied Measurement Professionals, the exam consists of twelve simulation problems requiring the exam taker to resolve real-life real estate situations, according to the AMP Candidate Handbook. (See reference 5)

      Fulfill experience requirements. Mortgagenewsdaily.com states that Georgia broker applicants must have worked as an active salesperson for three of the five previous years to apply for a broker license. (See reference 4) Experience in another state counts toward the three years.

      Submit application and fees. The Georgia broker license fee is $170 and covers dues for the first four years, according to the commission website. (See reference 2)
