Instructions

    • 1

Open a blank word processing document. On the top line, enter a subject, such as House Building Contract.

    • 2

Type the header 'Builder Information.' Enter the builder's name, company name, company address, telephone number and any other important information. Under a 'Buyer Information' header, enter your identifying information: name, current address and phone number.

    • 3

Enter all information pertaining to the building of the home: the intended start and completion dates, information about the building plans (which should be attached to the contract), and any necessarily contingency information, such as consequences and next steps if not all specifications can be met.

    • 4

Detail information about the home itself, such as the intended cost for materials, the dimensions of the structure, the design materials and paint colors that will be used and other specific design features.

    • 5

Enter information about the price of the home, including the down payment required and the payment plan. The payment plan may include monthly installments or a lump sum due at the completion of the house building project. Include information about fees due in the event of late payments.

    • 6

Add any extra details that are important to you, such as warranty information (which should be at minimum a one-year warranty), rules for dispute resolution (e.g., arbitration, rather than going to court), post-construction instructions (e.g., rules for clean-up and inspection), and a request for a final walk through of the house with the builder.

    • 7

Type your name, along with a line where you will sign and date the contract. Do the same for the builder. Ensure that the contract is signed before any work begins.

Tips & Warnings

  • Pay as little as possible in your down payment. Should anything go wrong, you will have lost a minimal amount of money.

  • Check on the house builders often. Ensure that work is being done correctly and to your standards.
