How to Manage Vacation Rental Properties
Vacation rental properties can be good real estate investments and also can allow you to visit places you enjoy. However, managing a property that is not close to your primary residence is no easy task. It is important to let the tenants who are renting your home have a clear and concise lease agreement and the ability to contact you should they need help with a repair or another situation at your property. If you are able to stay on top of your renters, visit your property at least once or twice a year if it is far away, and build good relationships with your tenants, you can manage your vacation rental properties in a productive way.

Choose the piece of real estate in a good area. Keep in mind that you will need to visit the property to check on your tenants so it makes sense to buy it in a safe, secure area. Drive by the area you are considering at night with a friend or family member so you can really see the type of area in which the property is located. If you see things you do not like, such as sneakers hanging on telephone lines or suspicious activity, find another area in which to buy.

Market your vacation rental property online. Go to Craigslist.org. Click on the location in which your vacation rental property is located. Post your property in the section titled "vacation rentals" with pictures and a catchy description.

Hire an attorney to close the transaction. Find an attorney who is an expert at vacation rental property real estate, and have him draw up the leases you will need. Interview a number of lawyers until you find one with whom you feel comfortable and who has rates that meet your budget. Be sure to ask others whom they would recommend. Ask the attorney if he will provide a discount if you work with him on more than one occasion.
