How to Change Deeds on a Property

A property deed is a piece of paper or document identifying the owner of land or a home. It also references the location. There are a few different reasons why the ownership of the property would change, such as sale, death or donation. When this happens, the deed has to reflect the new ownership.

Instructions

    • 1

Fill out the deed document. These can be found online, through a lawyer, or possibly from the county office where the deeds are held. A link to an online site is in the resources below. State the property location and list the current owners as well as the new owners.

    • 2

Have the document witnessed by a notary public. One can usually be found at a bank, lawyer's office, or through an advertisement in the paper. The deed being witnessed keeps the form from being contested by others.

    • 3

Record the deed at the county office. This keeps the property in the public record so that there is no confusion as to who owns it. It is also how the county keeps track of who should be billed for the property tax. The form is stamped and given a file number. A copy of the document is placed in the records and the original is given back.

Tips & Warnings

  • In some states, a witness may be required along with the notary. Also, official-looking forms are not required as long as the paper has all of the same information on it and is notarized.
