New Jersey has a license requirement to conduct real estate sales in the state. Beginning real estate professionals obtain a real estate salesperson's license. After getting experience as a salesperson under the supervision of a broker, a real estate professional can apply to become a New Jersey real estate broker. Applicants must attend certain educational courses and pass an exam. Successful applicants can then work as an independent real estate broker in New Jersey.

      Complete three years of work experience as a New Jersey licensed real estate salesperson. Salespersons work under the employment and supervision of a real estate broker. You must work on a full-time basis for the three years immediately before your application for a real estate broker's license.

      Attend an approved course covering 90 hours of general real estate. You then must take a 30-hour course on agency/ethics and a 30-hour office management course. Choose and attend a school from the New Jersey list of approved real estate course providers for a broker's license.

      Obtain and send a school certificate and Experience Report for Broker Applicant from your school. The New Jersey Real Estate Commission will then send you a Certificate of Examination Eligibility. You need this certificate to take the real estate broker's examination. As of 2010, you must pay $25 to request a certificate, payable to the "State Treasurer of New Jersey." You may pay by certified check, cashier's check, money order or real estate broker's business check. Send the documents and fee to the following address:

      Schedule and take your real estate exam. Do not forget to take the eligibility certificate to your exam. PSI Services, LLC administers the broker's exam. As of 2010, the fee is $47, payable to "PSI" by credit card, cashier's checks or money order. You can use the phone or fax or apply online to pay by credit card. Fill out the paper application in the Candidate Information Bulletin if you wish to pay by cashier's check or money order. Use the following information to register:

      Register for and take fingerprints for a background check. Morpho Trak, Inc. processes fingerprints for New Jersey broker applicants. Print and fill out the Universal Fingerprinting Form (See Resources). You can schedule online or through the phone at 877-503-5981 (See Resources). You can pay by credit card or money order. As of 2010, the fee is $70.25.

      Decide whether to apply as a broker-salesperson or an employing broker/broker of record. A broker-salesperson works as an employee under an employing broker. You must apply as an employing broker or broker of record if you want to work as a sole proprietor or head of a company.       Have the employer complete your PSI passing score report when applying as a broker-salesperson. You must terminate your salesperson's license on the back side and return your license when applying. You must also send your Universal Fingerprinting Form and fingerprinting receipt. As of 2010, the fee is $270. You may pay the "State Treasurer of New Jersey" by cashier's check, certified check, money order, or broker business check. Tips & Warnings

  • You must complete your application within one year of finishing your required courses. Take the exam as early as possible in case you need to retest.
