How to Stage a Small Bathroom
Staging is the art of setting a scene in the rooms of a home to make them more attractive to potential buyers. Experienced real estate stagers attempt to make the rooms look their best, while enabling possible buyers to see themselves living in the home. Unlike rooms with furniture that can be rearranged, bathrooms don't allow for many changes. Your goal in staging a bathroom is to show off the room's best features and make it clean and inviting. Things You'll Need
- Cleaning products for bathtub, grout, floor, toilet and mirror
- Lidded storage box or basket
- New bath towels
- Fresh bar of soap
- Fresh bottle of liquid soap
- New roll of toilet paper
- Live plant
- New light bulbs

Clean the room from top to bottom. Polish the floor and shine the chrome and mirrors. Get rid of bathtub and toilet rings. Clean tile grout.

Clear the clutter. Take everything off the counters and out of the bathtub and shower. Stash personal belongings and toiletries in a lidded box or basket, and stick it in a cabinet or closet, out of sight.

Add new towels in a neutral color that coordinate with the bath tile and paint. The professional home stagers of All-About-Home-Staging.com recommend white, beige or sage green towels. Hang the towels in a set with towel, face towel, washcloth on the towel rack. Place another set, folded neatly, on the edge of the tub.

Put a fresh bar of soap in the tub/shower and a fresh bottle of hand soap by the sink. Set out a new roll of toilet paper.

Set a large plant in a corner or by the tub, or place a smaller plant on the back of the toilet or the edge of the sink. Plants add life and color to even a small area.

Install the highest wattage bulbs allowed in the light fixtures. You want the bathroom to be bright and cheery, not dark and dingy.

If your bathroom is dated and you have the money, replace the faucets and all the hardware.
