How to List Your House With Section 8 or the Housing Authority

If you own a home and want to rent it out, one way to guarantee rental payments are paid on time is to sign up with the Federal Housing Authority under a program referred to as Section 8. Section 8 is a program administered by the Department of Housing and Urban Development to provide low-income housing. Listing your house with Section 8 starts with submitting an application to your local FHA office.

      Prepare for inspection. The property must meet a strict set of guidelines as outlined by HUD, including electric, plumbing and structural standards. Contact the local FHA office for a complete list of your county's guidelines. See Resources for a listing of offices. You can also call HUD's toll free number at (800) 955-2232.

      Make an appointment with the FHA. Contact the same field office you contacted to find out what the requirements are.

      Fill out all necessary forms and submit to the FHA for approval. This will include your rent rate (which must be lower than average market rent). However, while the rent may be lower, you are guaranteed payment by the renter. You will also need to provide a copy of the title, mortgage information, appraisal value and history of mortgage payments.

      Wait for a letter of approval or denial letter in the mail. If denied, you can apply again after making changes. If approved, you will receive a packet explaining what you need to do in order to get started in the program. Once you've been accepted, begin listing your rental unit as Section 8 property. Your property will also be listed with the local FHA/HUD office.
