How to Create an Invoice for Rental Property in QuickBooks

QuickBooks is software that offers the user the opportunity of running a business in a better-organized way.       Open the QuickBooks software, and select "Invoice" from the menu. You can also choose the "Create Invoice" icon that is located on the Activities menu.

      Select "Service" from the "Type" menu on the left side of the screen. Select "Item Name/Number,"and type "Rent". Fill in the information about the rental period and the building address in the specific fields. In the "Rate" field, type the rental price and click the "OK" button to create the invoice. Close the window with the item list, select "Create invoice" in the "Customers" menu, and then open a new invoice window. Select the appropriate invoice number, and choose "Rent" in the "Item" menu to display the full details of the invoice.

      Type the customer name in the "customer" box that appears at the top of your screen. If this is the first invoice for a particular resident, fill in all the data required by the field. The next time you invoice the same resident, only several letters will be required and all the other information will be automatically filled in.

      Using the Quick Add feature of the software is not necessary, because when it comes to rental properties, there will be more than one invoice for the same resident. Choose the Set Up option to build the profile of the resident and save it.

      Select the invoice type from the options in "Custom Invoice." For the rental property business, choose the "Service" invoice type.

      Complete all the required fields for the payment details. In the "Item" field, enter the number of the rental contract; in the "Quantity" field, enter the period of time that will be paid; and in the "Amount" field, enter the sum of money that needs to be paid. You can enter a message for the resident if that is necessary.

      Print the invoice, and save it on the computer as a recurrent one if you plan to use the same details for the following months.
