How to Seal Roof Leaks

Most roof leaks are small and are usually caused by a nail hole within the shingles. This is called a "nail pop" because the nail freezes in winter and, as the shank of the nail ices up, it forces its way up into the shingle (sort of like a frost heave, but with a nail). During the warmer months, the nail is still in this popped position. The shingle on top of the nail warms, often causing the nail to protrude through the shingle. It can take several seasons for a nail pop to occur, but this condition is what degrades most roofs. Does this Spark an idea?

Instructions

  1. Expose the Hole and Repair

    • 1

Lift the shingles to expose the hole. Because of the way shingles are applied to a roof, there will be two layers of shingles to lift as one layer overlaps another. The popped nail may or may not have penetrated both layers. The nail may also be missing, having worked its way entirely out.

    • 2

If the nail is missing or is rusty, replace it with a galvanized roofing nail.

    • 3

Apply tar around the nail and hole using a caulking gun to seal the leak. Make sure the tar is warmed to at least room temperature. Squeeze out an amount about the size of a quarter, covering the nail and the hole. Lay the shingles back over the hole and allow the tar to set up. Keep in mind that if the hole is larger than the size of a quarter, you need a professional to properly repair the damage.

Tips & Warnings

  • Sometimes roof leaks occur in areas with flashing. Flashing surrounds chimneys, skylights, venting pipes, and sidewall areas. If your leak is in an area where there is flashing, only a professional can properly repair it. Do not attempt to use tar or any sort of caulking in these areas.
