How to Determine If You Need a New Roof
A roof protects a home from the elements. The majority of homes have roofs constructed with asphalt shingles and will last 20 years or more (See References 1). Although most roofing systems are built to last for an extended period of time, no roof will last forever. Sooner or later you will be faced with the task of deciding whether or not the time has come to replace your current roof. Examine your ceilings for any signs of sagging or staining. As roofing material ages, it loses its ability to lock out moisture. A sagging ceiling is a good sign that the ceiling material has become wet and that the roof is losing its ability to prevent leaks (See References 2). This usually indicates that a new roof is in order.

Look for broken or missing shingles littering the ground around your home. This indicates that the shingles on your roof are wearing out and detaching (See References 2). Shingles may also come detached due to incorrect installation. Missing shingles are a sign that may mean you need a new roof.

Check your roof for signs of buckling or curling shingles. Shingles that are beginning to curl up around the edges may be a sign of a moisture problem (See References 2). Buckling shingles can be caused simply by excessive wear, and are a common sight on old roofs. Either way, buckling is a strong sign that it may be time to replace your home's roof.

Look for discolored patches on your roof. Discoloration is typically caused by moss or algae growing on the roof. Both moss and algae are dangerous to roofs because they cause rapid rotting of the roofing material. One patch of moss or algae can be dealt with. If you find numerous patches, however, the roof may need to be replaced.

Check for peeling or flaking wood around the edges of your roof. Wood that appears to sink in or is easily peeled back may be a sign of a termite infestation. Termites can be particularly detrimental to roofs because they eat away at the support beams. If a termite infestation is excessive, the roof will need to be replaced to remedy the problem.

Consider the age of the roof and the cost of repairs. Roof repairs can be expensive. If your roof is over 20 years old and is showing signs of excessive wear and tear, it may make more sense financially to replace the roof rather than pay for repeated roof repairs.
