How to Process Mortgage Refunds

As one of the biggest mortgage-guarantee programs, the Federal Housing Authority (FHA) is a government agency that is part of Housing and Urban Development. From time to time, mortgage borrowers who have had FHA-insured loans in the past have refunds that are due to them. The problem is that the FHA is not always able to locate the borrower. A mortgage-refund processor, which is a position that you can do from home and on your own schedule, finds these borrowers. Once the processor finds the borrower, the processor then works with the borrower to file a claim on the refund due. The processor earns a percentage of the claimed funds as payment for finding and returning the money to the borrower.

Instructions
  1. Step 1

    Obtain a list from the FHA. Contact FHA (www.fha.gov) online or by phone to obtain a list of borrowers who have unclaimed funds. The fee to purchase the list is typically about $20, and the list generally contains the borrowers' names, last known addresses and telephone numbers.

  2. Step 2

    Contact the borrower. Using the list, you can contact the borrower by phone or mail to let her know a mortgage refund is due to her.

  3. Step 3

    Discuss your fee. Inform the homeowner what your fee is for claiming the funds on his behalf. Generally, mortgage-refund processors earn anywhere from 20 percent to 30 percent of the amount of the refund.

  4. Step 4

    Mail, email or fax the claim form. Once the borrower agrees to your service fee, send the Tracer Found Case Form to the borrower to be completed, signed and returned to you for processing.

  5. Step 5

    Complete your portion of the claim form after the borrower returns the completed claim form to you. Enter your contact information and the unclaimed funds case number. You'll also want to check that the borrower completed the form in its entirety and correctly before you mail it to the FHA office.

  6. Step 6

    Collect your fee. Once the refund is processed, your fee will be sent to you via check.

Tips & Warnings
  • The FHA does not guarantee that a third-party mortgage refund processor will be paid. This is why it's important to make the borrower aware of your fee and that you act as liaison between the borrower and FHA during the entire process.
