How to Repair Cracks & Deteriorating Concrete Foundation
Concrete is a strong, durable building material that can last for decades with only minimal maintenance. Eventually, though, even the best-laid concrete foundations may develop faults. Cracks in the stone or deterioration are common ailments but can be repaired, slowing the damage and adding years to your foundation. Does this Spark an idea?

- Saw
- Masonry blade
- Steel rebar
- Shrink-resistant repair mortar
- Crack chaser blade
- Steel trowel
- Water hose
- Epoxy gel adhesive
- Putty knife
- Epoxy resin
- Concrete grinder
- Leveling compound
- Concrete sealant

Cut out the damaged portion of concrete. Cut the area at 90 degree angles, forming a square centered on the damaged area that's 3/4 inches wider than the area. Do not cut into the reinforcing steel. Clean steel reinforcement bars completely, removing any rust. If the steel also is damaged, replace it with new bars.

Fill the cut areas with a shrink-resistant repair mortar and level it with a steel trowel.

Route cracks out from the surface using a crack chaser blade. Use the blade to open the crack to a depth of 3/4 to 1 inch, and create a vertical face on the crack sides. Flush out the crack with water to remove dirt or debris and allow it to dry completely.

For large cracks, apply an epoxy gel adhesive to the crack surfaces with a putty knife. Allow the crack to dry and inject epoxy resin, filling it completely.

Allow time for the mortar and resin to cure, and grind the surface of the foundation with a concrete grinder. Grind to a level but slightly rough surface. Clean the surface completely, washing with warm water.

Mix the leveling compound and pour it onto the foundation to a depth of 1/2 inch, completely covering the surface. Use the trowel to level the surface. Allow the surface to dry and grind it smooth.

Apply concrete sealant to the new surface to waterproof it and protect it from damage.
