If someone has offered to buy your home, but the sale is contingent upon an inspection, you should make sure your home is in tip top shape before the inspection. Follow the steps below to get your home ready for an inspection.

  1. Step 1

    Before the inspector arrives, properly repair anything that is broken or signs of past repairs. You want your home to look like there has never been anything wrong with it. If you had a water leak under your sink, make sure the bottom of the cabinet does not show water stains. If you repaired something behind a wall, make sure the wall patch perfectly matches the surrounding wall. If you repaired something in your back yard, make sure the grass has been replaced so there are no signs of any repairs. Inspectors and potential buyers see previous repairs as red flags.

  2. Step 2

    Make sure there are no insects in or around your home. Treat for ants and any other bugs that you may have or have had in the past just to be safe. Make sure there are no spider webs, ant beds, or any other signs of current or previous bug issues, else this will be noted on the inspection report.

  3. Step 3

    Make sure all areas of your home are accessible to the inspector. If the inspector can't reach an area, they can't do a proper home inspection. They may be concerned that you are trying to hide something.

  4. Step 4

    Make sure your home is properly cleaned before the inspection. An unclean home is not a well maintained home. Make sure to install fresh air filters. Do not use very heavy fragrances inside the home because it may seem that you are trying to hide something. The potential new owner usually accompanies the inspector during the home inspection, so they will notice aesthetic issues as well.

  • If you repair something, do not do a temporary repair. Make sure to repair it properly.
