If it's time to replace the furnace in your home, you have a wide variety of new models to choose from. The choices can in fact be a little overwhelming if you do not know how to go about selecting a new furnace. There are a number of factors you should consider so that you can get the best furnace for the price.

  • Select a furnace that is the right size and type for your home. Look at the prices of furnaces that have a heating capacity (expressed in Btu) that matches up well with the size of your home. Take a floor plan drawing of your home along with the square footage measurements with you when you visit a furnace retailer, and have a qualified salesperson recommend the right size. Narrow your furnace choices further by getting an upflow, downflow or horizontal flow furnace depending on where it will be installed in your home.

  • Evaluate the efficiency ratings for the furnaces you are considering compared to their prices. The standard measurement for efficiency in furnaces is known as the annual fuel utilization efficiency (AFUE) rating. New furnaces are required to have at least a 78 percent rating, and some are rated in the mid 90's. The higher the rating, the less fuel a furnace will use to produce a given amount of heat. More efficient furnaces cost more up front, but will save on natural gas costs each month.

  • Look for a furnace with an air purifier if allergies or asthma are a problem with family members. These furnaces will cost a little more, but you may decide it is worth it.

  • Look at price along with a manufacturer's history of producing quality furnaces that last. Do some research on the reliability of the brand, and the stability of the company. You may very well decide that you are willing to spend more for the peace of mind that comes with a top-notch brand-name furnace.

  • Make your final choice by comparing the factors in the previous steps to the price of the furnace. You will get the best value by basing your decision on which furnace gives you the best combination of performance, features and price.
