    What kind of IRA can you use to buy land?

    Investing in land with your IRA is legal with a "self-directed" IRA. By using a self-directed IRA, which is technically no different than any other IRA, it expands your options and truly allows you to diversify your investments which includes, partnerships, leases, tax lien certificates, raw land, apartments, manufacture homes, commercial property and mortgages and much more.

    You will discover that most people are unaware of a self-directed IRA and while the concept of investing in real estate and other assets in retirement plans has been around for more than 30 years, the concept hasn't received large attention because most custodians who offer IRAs (banks and brokerage firms) focus on mutual funds and CDs.

    You must do your homework, locate a knowledgeable IRA custodian who understands such types of investments like investing in land.

    What is wrong with our 401k's and IRA plans today!

    The 401k and the IRA were supposed to mean opportunity and a responsibility for the consumer to take charge of his or her own retirement.

    The trouble with traditional IRA's and 401k's, Is that they're so safe, they're sheltered. Their growth potential is severely limited by the investment strategies of the bank or financial institution holding them for you.

    You see, banks welcome you're IRA's, but typically invest your money in their own products. Nothing wrong with that! It's quick, efficient, but prone to low yields. While you benefit from the growth of these investments to some degree, the real beneficiary is the financial institution that controls your funds.

    Can you roll your 401K into a "self-directed" IRA so that you can buy land?

    The answer is yes, if you resigned or were laid off from your job, you can roll your employer-sponsored IRA plan into a self-directed IRA. If you are still employed and your 401K is with your current employer you must contact your 401k custodian to determine if this is allowed while you are employed with them.

    Why would you want to buy land with your IRA?

    Land is a hard asset, meaning you can't move or wear it out. Other investments, like stocks, are soft assets. Most investors have recently experienced a major decline in soft assets and this requires no explanation. Land is a good investment once you understand how to buy. Land will always be in demand because you can't make more of it...

    It has been my experience in the past when I had a 401k that my custodians suggested; I diversify when I was selecting stocks and mutual funds for my 401k. At that time, I was young, my wife and I were raising a family of four kids, and I had zero knowledge in selecting stocks and mutual funds. At that time of my life retirement seemed so distant and spending time to research and study the companies was not a priority, dealing with life and four kids was our priority.

    Now, many years later I see the value in research, preparation, knowledge and the understanding of being truly diversified or put simply, not having all my eggs in one basket.

    If you take a look at your 401k and IRA and you are 100% invested in stocks and mutual funds, you may consider investing 10% or no more that 25% in land. Then when you sell your land you can measure the results and see where you are truly getting the best returns.

    Many of my investors buy small lots that can be resold for either small or great profits.     It depends when you are planning to retire. You need to develop a selling strategy based upon your revised needs and goals, health, and current market conditions. Buying land in the path of growth is the key and doing your due diligence is a must.
