The first thing you need to understand is that a Realtor is not necessary. Do not let them tell you otherwise. You do not need a license or any special contacts to sell you home. A Realtor agents main purpose is to drive more traffic to your home.

With that being said the first step you need to take is to prepare your home for a sale. Paint the home with neutral colors throughout and eliminate all of the blue and pink rooms if you have any (they are a turn off to buyers). Pick up clutter and have your yard looking in tip top shape.

The second step is to advertise the sale. Take advantage of free advertising. Post your home on craigslist, place a sign in the yard and at the end of the street. If you see a Realtor sign close to your home place your own sign close to theirs pointing to you house. Take advantage of every situation. Post on grocery store bulletins, tell neighbors and post on community websites if you have any.

When people call/email about the house be very flexible on the showing times. Work with the buyers to meet their needs and see if the two of you can come to an agreement. It is easier to work face to face vs through a Realtor anyway.

Once you find a buyer you will need to draw up a purchase contract (google real estate purchase contract sample). Look online for a free one and edit it to meet your needs. You can also see if the buyer's lender has a contract to use (most do this all of the time). Contracts are pretty easy to edit so a hour or two of editing can save you big bucks that Realtor agents charge.

Wait on the buyers bank to do an appraisal, inspection and any other items they need If you have a loan they will probably ask for your loan information to get the amount owed on your home. This is referred to as a "pay off". After all is complete they will give you a closing date. Show up for the closing, sign the paperwork and collect your check!
