Selling your home can be exciting and very profitable. Here are a few steps that will make it easier, quicker and hopefully at a higher price.

  1. Step 1

    Set the right price. Contact many real estate agents, even if you plan to sell your own home yourself. Let them visit, measure and do their own market analysis. Speak to them individually so they don't get together and fix your home value. After you have 3 or more, more is better, take their recommended prices and average them. That price is the market value at the time which you should use as a starting point. Set your price lower for a fast sell and higher if you wish to wait for more.

  2. Step 2

    Once you decided the price, take a long hard look at the property. Start with the view form the street or curb in realtor speak. look at your home objectively. Walk around the front looking at every nook and crannies. Determine what is attractive and what you need to make better. Put the time in so when your first buyer arrives to look, he/she does not see anything that will send them away. Even bring over a friend and say you might want to sell at a higher price. Let them look and give an honest answer. They me suggest something you hardly noticed, but a buyer will.

  3. Step 3

    Decide if you need a realtor. If you have a sale price in mind, consider the real estate fee (which is negotiable--just ask). If you wish to sell without a realtor, remember the mortgage company has the most to lose and they will scrutinize the entire transaction. If you have any doubts, hire an attorney to come to the closing. Get the closing statement before hand and go over it with your attorney. Most local tech schools hire real estate attorneys to teach, and they know a lot.

  4. Step 4

    Plan to highlight your homes best attribute in your advertising. Think of your favorite spot, and make it perfect, just the way you like it. Take pictures or have a realtor take pictures.
    Go to local furniture stores and look at how they stage model bedrooms, dinning rooms and copy that decorum.
    Take 20% of your stuff out of the house so it looks bigger.
    Clean the basement, garage and closets so when buyers look, they are awed by the spaciousness. If necessary, rent a temporary storage spot to leave your extra items in.

  5. Step 5

    If you follow these steps, you should readily move your home. If visits don't produce an offer, ask why and make the adjustments.
    If you get an offer, always respond immediately. If the prospective buyer insults you, don't let them know, just counter-offer a different price.

  • Always open curtains and leave on lights
  • Keep your trash out of sight in crisp containers.
  • Make cookies (it works).
  • Keep your family away during showings and open houses.
  • Remove any dead or dying plants, replace with fresh ones.
  • Have a quality information sheet available at a convenient spot.
