Being thorough as you clean may help with client retention and referrals.

A clean apartment can make a new tenant feel comfortable after moving in. At the same time, having someone else clean the property at the end of the lease leaves the tenant more time to concentrate on other logistics of moving and eliminates the worry about getting the deposit back, due to leaving the property unclean. You must set up this type of business properly or you may have legal problems or fail to get enough clients.

Instructions

    • 1

Talk with apartment managers in your local area. Ask what cleaning services they feel apartment tenants would use the most. Conduct a similar inquiry of tenants at the complexes.

    • 2

Call or write to vendors to find out the cost of the equipment and supplies you'll need. Very basic supplies you'll need are all-purpose cleanser, toilet cleaner, glass and surface cleaner, mop, vacuum, latex gloves, paper and regular towels, buckets, brooms and scrub brushes. These are cheaper to purchase in bulk.

    • 3

Phone a local real estate agency to find rental space for your business, if needed. The National Association of Realtors can put you in touch with realtors for your jurisdiction if you aren't sure where to start.

    • 4

Contact your state licensing agency -- often the Secretary of State -- and apply for whatever licenses you'll need for the business. States often have extra licensing requirements for any business dealing with potentially hazardous chemicals and you'll need to register your business name at a minimum.

    • 5

Write a formal business plan. Hire a professional writer to do this for you if you don't feel you have the writing skills to handle it yourself.

    • 6

Call local banks and other lenders and investors that may be able to provide financing for the business, if necessary. Set up an appointment to apply for the loans you need, using your business plan to present the potential viability of the business.

    • 7

Apply for an Employer Identification Number with the Internal Revenue Service if you plan to have employees.

    • 8

Order supplies and, if desired, hire employees.

    • 9

Hire professional graphic designers, web designers, voice actors and sound technicians and similar agents to design your marketing materials and website.

    • 10

Place advertisements in your local newspapers, apartment listing publications, apartment lobbies and other public places, such as library bulletin boards. Advertise on the radio or television, as well.
