Contact the owner to schedule a preview of the property. Ask for privacy when viewing the home so that you have an opportunity to take in its features. Take time to look at plumbing fixtures, walls, and common areas to check for deficiencies that can be seen by the naked eye.

Talk with the seller about your findings in regard to the home. Find out how flexible he is on his price and how willing he is to negotiate. Don't let on just yet that you are interested in purchasing the home. Let him know that you will call him in a few days.

Wait about three days before calling the seller back. At this point, make your offer. He will respond with either an acceptance or counter. Once you have both agreed on a price, it's time to put everything in writing.

Obtain local real estate forms from any real estate office. Using these forms, fill in the blank areas to account for price, earnest money, closing dates and home inspections. Once you and the seller have agreed to all aspects of the transaction, the contract should be taken to a local title company to hold in escrow until closing.

Provide copies of your contract to your lender so that they can complete the loan process and help you close on the property. Once the loan has cleared underwriting conditions, you will be able to complete the transaction at the title company and obtain your keys.
