How to Do a Move-In Walk Through
A move-in walk through is an important step for those who are leasing or renting, and can be used to request repairs to your rental house or apartment, or can be used to back you up in court, should the need arise for example, if you disagree with the security deposit withheld. The walk through is an inspection of the premises that should be done as soon as you sign a lease or rental agreement.

Arrange to do your move-in inspection with your landlord or agent before actually moving in any of your own furniture and belongings. In general, the walk through usually takes from 15 to 30 minutes, so plan accordingly.

Ask for property management companies to provide you with a form or checklist to use. If no form is provided, write down the condition of every room as well as any outstanding issues that may need repair. Even if an item is not going to be repaired, you should document any damages, stains, so that you are not charged for them when you vacate the premises.

Go through each of the rooms. Make sure light switches and outlets work. Check hot water in kitchen and bath(s). Check for plumbing issues with toilets and sinks. Run the dishwasher and garbage disposal to make sure they are working properly. Make sure all door locks work as well as all keys given to you. Note any burns in counter tops or flooring, stains on carpets, the condition of all appliances, and any other damage to interior or exterior walls, and structures that you are responsible for.

Sign and date the checklist after finishing. In general, it should also be signed and dated by your landlord. A copy should remain with you and a copy should be added to your landlord's file.
