    Call your mortgage company. They will be able to offer you a few options to get you back on track with your payments. Depending, of course, on your individual situation and how far behind you are. They may be able to offer, splitting the money your are behind over a certain period of time, tacked on to your current payment- For example, If you are behind $2000, and your monthly payment is $1000, they may spread that $2000 into several months, so your new monthly payment is $1300. That is just an example. They may have a couple other options. Foreclosure is a lose lose situation, for you and the mortgage company, they may be more willing to help than you may think.

    Sell your home as a "Quick sale". How this works is you will find a realtor who has knowledge and experience in quick sales. He or she will probably list your home at the current going rate in your area, for your home. Then he or she will slowly keep lowering the price until it sells.

    The downside to this is if it sells for less than what you owe, you do NOT get a penny out of the sale, even if you originally put money down on it. The good news is it is a bit better on your credit than foreclosure. You do not have to pay any money at closing for anything.

    Never give up. If you have fallen behind on your mortgage, do what you can to keep paying and try to get caught up, even if it is slowly. Cut all the extras from your life, no night out dancing, no shopping sprees. Only get what you NEED at this point. Save a penny here, a penny there, it all adds up. Consider getting a second job!     When the going get' s tough, as it is for so many of us right now, it is a time to see what you are made of. Work harder, save more. Don't let the sadness of the situation pull you down. Pick your head up and get through this difficult time, brighter days will be ahead!
