Step 1
Complete any do it yourself jobs that you might not have finished. There is nothing more unattractive to a potential buyer than a half-painted wall or a semi-finished remodeled kitchen. If there are any jobs that need to be completed that can be done inexpensively make sure to get to them.

Clean, unclutter and depersonalize your house. In order to sell your home quickly you need to think from the point of view of the buyer. They want to be able to see themselves in the home so you should make sure that the house is clean and tidy without a lot of junk lying around. Also while you may want to keep some family photos and things of that nature up you do not want your quirky Billy Bass Talking Fish or the moose head from your last hunting trip hanging on the wall. The house should have a neutral feel to it so that the potential buyers can picture themselves moving into it.

Step 3
Clean up the exterior. Make sure that the outside of the property looks appealing and is clean. Most potential buyers will not bother going into the house if they do not like how it looks from the outside.

Make sure to list with multiple agents. While this may seem obvious you'd be surprised by how many people over look this. Advertise with at least three agents, and although you may be required to pay higher fees it will be worth it if the property sells faster.

Sell your property to an on line property buyer (see resource box below). There are companies that are looking for houses to buy directly from their owners as is, so this keeps you from having to deal with real estate agents, open houses and repairs. All you have to do is put in the details of your property on the website, and they do an analysis of it on line. If they are interested in purchasing it they will contact you, negotiate a price, and will purchase the house after an inspection has been completed. If you don't want to deal with all of the hassles of selling a house this is probably the quickest way.
