Sell your home fast
Sell your home fast

Are you selling your home? Whether you are thinking of placing your house on the market, need to relocate or tired of not getting your house shown and have no offers, you can change two factors to get the home sold immediately.

Difficulty: Moderate
Instructions

Things You'll Need:

  • boxes
  • cleaning supplies
  • repair supplies
  • top selling real estate agent
  1. Step 1
    Picture perfect rooms

Staging a home for sale is extremely important. Your home should look showroom quality. Start by clearing the clutter. Box your large collection of family pictures, collectables, toys and any paperwork. You don't have to place it all in storage, but get it out of sight. Buyers are easily distracted by the owners' personal items. If the buyers only see your children's toys and graduation photos, they will have the feeling they are in someone else's home, not a home that is potentially their own.

  2. Step 2
Do not forget the curb appeal

Clean and repair the house. If you are too busy, hire professionals. The carpets should be steam cleaned, the walls may need paint, the landscaping may need attention. If you were buying a pre-owned car, you would expect it to be clean and without need or repair; the same is expected of a pre-owned home.

  3. Step 3
Don't guess on an agent, get the best
Don't guess on an agent, get the best

Find a top selling real estate agent. Use a real estate agent referral service and have the experts do the research for you. This will save you time, money and guesswork - and to sell your home fast you do not want to skimp on this step. The service should be free and the real estate referral agent should have your local top real estate agent contact you directly once found.

  4. Step 4
    Get a Comparative Market Analysis
    Get a Comparative Market Analysis

Once your real estate agent has contacted you, have them prepare a "comparative market analysis". This is one of the reasons we pay that commission to the real estate agent when the house sells. The agent should give you his or her professional opinion of what your home is worth. You should also get an idea of the price other homes in your area and how your house features will compete with them.

  5. Step 5
Price right to get packing fast!
Price right to get packing fast!

Decide on your price. It is your decision and you will need to tell the real estate agent at what price to list the home. All the staging and best agents in the world cannot help you if your home is not well priced. Find the lowest priced comparable home in the market analysis your agent gave you and go significantly lower. Keep in mind if you are worried about losing money in the deal by lowering your price, you will most likely lose that much and more by allowing your home to get lost in the shuffle of other homes available as it sits on the market for months. Price will bring the other Realtors to show your home to clients, price will get the offers to come in fast and furious.

Tips & Warnings
  • Take a day to walk through some new home or apartment models. They have expert staging techniques and provide excellent examples.
  • Even if your house is flamingo pink with purple shutters, and not staged at all, your house will sell if it is priced well below market value.
  • Using a real estate agent referral service saves you time and money. It is in their best interest to find you a quality local selling agent because they will not be paid by the agent's broker unless the house sells. A free real estate referral service is always your best advocate. (see resources below)
