Easy instructions on writing an ad that will sell your home By Owner.

  1. Step 1

    Write that your home is for sale by owner. There is no agent, and there will be no sales commission. Write that you have priced your home to be the best buy in the market. Write that you will take the best offer made.

  2. Step 2

    Write that your home is open for inspection on the days and at the times listed, such as “Open for inspection Saturday and Sunday from 10:00 AM to 5:00 PM” Add “Buyers must visit because home will be sold by Sunday night.”

  3. Step 3

    Place in the ad the location of the home. Write a brief description including how many bedrooms, how many bathrooms, and is there a garage. Include the following, does it have a special purpose room, a dining room, an entertainment center, a family room, a utility room, a workshop or a sun room. Put any special features in the ad including a fireplace, swimming pool, tennis court.

  4. Step 4

    Make sure you put contact information – your area code and telephone number where you will be taking calls.

  5. Step 5

    Put your location information in the upper left hand corner, and your by owner information in the upper right hand corner. Describe the home on the next lines. Then place inspections on Saturday and Sunday on the next line. Next line would be house sold by Sunday night. Finish the ad at the lower left with words like “Best Offer from Highest Bidder”. Lower right is your telephone number.

  6. Step 6

    Test the ad with your friends and relatives. Ask them what works and what does not. Revise if necessary. Remember that this is for a print ad. You must advertise in the Internet today, so revise your ad to run on the Internet the same days that it is running in the paper. You will need to research the best place to run your Internet ad and your print ad. Run your ad for five days before your open house.

  • Remember that 75% to 90% of buyers today look at the Internet first to find a home for sale. Research the best local place to advertise your home on the Internet.
