How to Start an RV Storage Lot
Owners of RVs need a safe place to store their motor homes, since they have invested a large amount of money in these types of recreational vehicles. Because the motor homes are so large, many owners rely on storage lots to store the vehicles when they are not in use. To start an RV storage lot, you must offer security, peace of mind for the owners and create a safe environment for the RVs from the elements and vandals.

Choose the type of storage lot you will offer to clients. You can have individual enclosed units, which are locked units that are only accessible by the owner of the RV and the owner of the storage lot. These units are preferred by many RV owners. The covered storage with only three walls for protection from the elements are good for these that only need storage and require a non locking unit to store the RV. Single overhead covering that protects the top of the RV is another option for owners or open storage lots where the RVs sit out in the open exposed to the elements. The last two types may not bring in the amount of business you are looking for to pay for the storage lot, but should be considered.

Protect the RVs with security cameras set up at key points around the lot. This should include all entranceways and throughout the area where the RVs are stored. The security system should be viewable from a monitor with a recorder to capture any misconduct on the lot. Choose whether to have a person to monitor the cameras or rely on playback of recordings if something would happen. There are night vision cameras and infrared cameras to choose from. If you will have areas of the lot that are dark, you would want a night vision camera in those areas. Choose a camera system that is wireless or wired. For an outside lot, you would need a wireless system, but indoors, you could use a wired system.

Choose where to have nighttime lights for the RV lot. The lot should be lighted enough to deter vandalism and theft. Even with security cameras watching, someone could still enter the lot and do damage, but if the lot is lighted throughout, it deters vandals. The cost of lighting the lot should be a consideration and figured into the monthly budget. The parking lot systems will light up the lot very well. There are lights that face downwards or lights that project outwards.

Find different insurance quotes for the RV storage lot. Minico Self-Storage Specialty Insurance can help you with insurance as the owner of the storage lot if they supply your area. Most lots have liability only, which covers the storage lot and equipment. The owner of the RV has his or her own insurance in the event of something happening. Each RV owner will need to make sure that their private RV insurance covers being parked in a storage lot. You as the owner of the lot will need liability to protect the business only. You will also need to have contracts that state that the owners need to have their own insurance coverage and that you are not responsible for any damage.
