How to Get Ready to Sell Your House Quickly

  1. Step 1

    If you plan on buying a new home, buy it before you try to sell your house quickly. Make sure you have a contingency clause in your new home purchase agreement that makes the purchase contingent on selling your old home, if you need to do so.

  2. Step 2

    Get everything ready to sell your house. Have your home professionally inspected. A smart buyer would insist on this anyway. Know what defects your may have in the home and know what needs to be repaired. Make repairs that you believe are necessary. You can often get these repairs made for less than you would have to discount your home to sell, and buyers are turned off by homes that need a lot of major repairs. You do not have to make minor repairs but you should disclose them.

  3. Step 3

    Price your home to sell quickly. You must offer it at the right price to sell you home quickly. Research your location, similar homes, how the condition of your home will affect the price, the current market – is it a buyer's or seller's market. Price your home at what buyers are willing to pay and not what you want. This is a business decision. Do not become emotional about price. The market will price your home accordingly. You must attract a lot of buyers into the process for you to get the best price, and you will do by pricing it as low as the market will warrant. Once you have uncovered the right price for you home, advertise this price or “best offer”. While this signals the potential buyer you may be willing to negotiate and will likely create low ball offers, it can also create a bidding process for your home. If you do not get a best offer that beats your dollar price, you do not have to sell.

  4. Step 4

    Decide where to place your ads. About 75% of all buyers today use the Internet to find homes for sale. You want to sell without a real estate agent if you can, so find advertising means to place your ad on Internet sites. They are available without an agent but you must research. People do still read the paper so select the best place to place your ad in print. You can create you own one page sales page and place it on the Internet. No one will find it with regular search but you can buy “ad word” advertising for a short period to get sponsored ad placement.

  5. Step 5

    Advertise your home, your price, and a two day open house over one weekend. Advertise that your house will be sold at the end of the open house at the price or best offer. Make sure you know how to prepare your home and some simple flyers for your open house. Keep a log of your visitors, take offers, and call back best offers over the phone. Negotiate for the best price. Make you decision to sell or not.

  • Do not sell your house on your own without a real estate lawyer. This is good advice if you are buying a home.
